Our Reservation, Cancellation and House Policies
Innkeeper’s Desk/Concierge Service :: The innkeeper’s desk is open daily from 9am. Your innkeeper is happy to act as your personal concierge to assist you in any way with making arrangements for activities, day-trips; dining reservations or an impromptu elopement… we love a challenge!
Housekeeping :: The owners and staff of the Cottages at Little River Cove strive to be environmentally responsible. To do our part to help preserve the natural beauty of the Coast we have adopted a number of practices including:
- Refreshing your cottage every other day with new towels and amenities.
- Abandoning wasteful small bottles for our luxury, ecofriendly amenities by EO Products in Marin
However, we are happy to refresh your room and supplies or conduct full housekeeping service daily if you prefer, please let your innkeeper know when you check-in and we’ll take care of your room or cottage to your requirements.
Phone Service :: The north coast of California has very limited cell phone coverage, and many guests will find they do not have service at the inn or in the Little River area. To keep you connected (but not too connected!) we have free wireless internet in all our cottages and a guest phone in each unit. When you go into the towns of Mendocino or Fort Bragg you will be able to get cell phone coverage as well. We have installed two microcells for AT&T and Verizon users on the property, please ask your innkeeper for assistance. Please feel free to give out our main number, 707.937.5339 to your friends and family as an emergency contact number.
Breakfast :: Located half a mile south, at our sister property in the historic Ledford Farmhouse, our restaurant Circa ’62 serves a terrific American breakfast featuring local foods carefully prepared. As a guest of the Cottages you will receive a discount* that can be used toward the balance of your check. Circa ‘62 is open for breakfast daily from 8:00am to 10:00am and a little later on the weekends.
Cancellation/Change Policy :: We understand that “stuff happens” and when it does our innkeepers will be happy to move your reservation – up to two times - with no cost (rates may change and promotions may end depending on the dates you select).
- If you have to cancel your reservation, you will receive a full refund less a taxable $40 processing fee to cover credit card fees and administrative costs if you cancel up to 15 days prior to your arrival date. You will be billed completely, without refund, if cancellation occurs less than 15 days prior to scheduled date of arrival. Reservations made less than 15 days prior to your arrival date may be charged the full folio amount at time of reservation.
- "No shows" are considered a last minute cancellation, and all monies due will be collected. You are responsible for your entire reservation; there are no refunds for "early departures."
- Lodging, wedding and elopement packages may have different policies and restrictions, please check your package confirmation carefully.
Families & Pets are Welcome :: For the safety of your children and the comfort of our other guests, we request that children under 15-years-of-age be supervised at all times. If you’d like us to arrange for babysitting please give your innkeeper at least 72 hours to make arrangements.
Your pets are our guests too and we will strive to make them feel like they are on vacation as well! We do ask that pets be under the owner's control at all times. There is a fee of $25 per pet per day to cover the costs of deep cleaning a room after a pet stay including carpet shampooing and ionization to remove allergens. There is a maximum of two pets per room or cottage unless prior arrangements have been made in advance of your stay. Guests keeping pets in room or cottage without reservation or approval will be charged $100 per night and the pet will be sold on eBay. In the event that the Cottages incurs any loss of business, or compensation is required for another guest due to noise or other complaints, those charges will be billed accordingly to your guest account.
Rates :: Rates are for two people (double occupancy), plus an 11% transient occupancy tax; each additional person over double occupancy adds $25 per person, per night up to the cottage rate up to capacity to the reservation; children under 10 stay free. Rollaway or Pack-n-Play usage fee $25.
Minimum Stay :: 2 nights if stay includes Friday or Saturday :: 3 nights during most holiday periods :: 4 nights over Thanksgiving
Check-In/Check Out :: Check in time begins at 3pm. A valid credit or debit card is required to check-in; however, we accept Visa, Discover, American Express and MasterCard and good old cash for final payment.
Please let us know if you will be arriving later and we will insure that you are able to properly check in to your room or cottage.
Please let us know if you would like an early check in. If the room or cottage is available and ready, we will do our best to accommodate you.

Smoking and Open Flame Restrictions :: The entire property is tobacco-fee and non-smoking (yes that includes the stuff the coast is famous for). This policy is for the comfort of other guests and staff and includes all decks, porches and grounds.
For the safety of our guests the use of candles, incense, fireworks, explosives, flammable items, firearms, gas, charcoal, or propane grills, including solid fuel cooking appliances, smokers, oil fryers, hibachis, and all other types of open-flame devices, fire pits or fireplaces are strictly prohibited within, on or around any of the Cottage’s balconies, decks or grounds.
A minimum $275.00 fee will be levied for smoke or odor damage in a room or cottage.
